If you order, your money will be refunded and the order will be cancelled. We can not ship this overseas. It's one bedroom and very cozy with two fireplaces, spiral staircase. The kitchen shelves are glued and so is the tank to the toilet so it comes with the tank, toilet, and shelves. This house is being sold as unfurnished but it will come with the bathroom items and the shelving on the wall in the kitchen. It also comes with 16 lights (all have replaceable bulbs, no extras included) and 4 extra outlets for lamps if you want to add more. This little cottage is 20" long x 14" deep x 17" high. It weighs under 12 pounds because I used lightweight materials throughout, but the shipping weight will be 16 pounds.
